1. Definitions
For the purposes of these Terms and Conditions:

- "Client" or "You" refers to individuals or entities using our services
- "We", "Us", "Our" refers to Paladora
- "Property" refers to residential accommodations offered through our service
- "Property Owner" refers to the legal owner or authorized representative of rental properties
- "Agreement" refers to the rental contract between you and the property owner
2. Acceptance of Terms
By accessing our website, submitting inquiries, viewing properties, or entering into rental agreements facilitated by Paladora, you acknowledge that you have read, understood, and agree to be bound by these Terms and Conditions.
If you do not agree with any part of these terms, you should not use our services.
Age Requirement: You must be at least 18 years old and possess the legal capacity to enter into binding contracts under Malaysian law to use our services.
3. Service Description
3.1 Our Role
Paladora operates as a property rental consultant and intermediary. We curate a selection of properties, facilitate introductions between clients and property owners, coordinate viewings, and assist with rental agreement processes. We are not the property owners and do not hold title to any properties listed.
3.2 Services Provided
- Property selection based on client requirements
- Coordination of property viewings and inspections
- Facilitation of rental agreement negotiations
- Move-in logistics coordination
- Ongoing support during rental period
- Liaison services between tenants and property owners
3.3 Service Availability
Our services are available for properties located in Malaysia. We focus on long-term rentals with minimum durations of one month. Service availability may vary based on property availability and client requirements.
4. Client Responsibilities
4.1 Information Accuracy
You agree to provide accurate, current, and complete information when using our services. This includes personal details, employment information, references, and any special requirements. You must promptly update us of any changes to this information.
4.2 Property Viewings
During property viewings, you agree to treat properties with respect, follow safety guidelines provided, and promptly notify us of any concerns or observations. Scheduled viewings should be attended as arranged or canceled with reasonable notice.
4.3 Rental Agreements
Once you enter into a rental agreement with a property owner, you are directly responsible to that owner for all obligations specified in the agreement. Paladora facilitates the connection but is not a party to your rental contract.
4.4 Prohibited Activities
You agree not to:
- Provide false or misleading information
- Use our services for illegal purposes
- Bypass our services to contact property owners directly after introduction
- Sublease properties without explicit permission
- Damage or misuse properties during viewings or rental periods
- Interfere with our business operations or reputation
5. Rental Process and Payments
5.1 Application Process
Rental applications are subject to approval by property owners. Submission of an application does not guarantee acceptance. Property owners may conduct background checks, verify references, and request additional documentation.
5.2 Fees and Payments
Our consultation services may be compensated through commissions from property owners. Any fees charged directly to clients will be clearly communicated before services are rendered. All rental payments, deposits, and charges are made directly to property owners according to rental agreement terms.
5.3 Security Deposits
Security deposits are held by property owners, not by Paladora. Deposit amounts, holding conditions, and return procedures are specified in individual rental agreements. We recommend reviewing these terms carefully before signing.
5.4 Currency
All rental rates are quoted in Malaysian Ringgit (RM) unless otherwise specified. Exchange rate fluctuations are the responsibility of clients if paying from foreign currencies.
6. Property Information and Disclaimers
6.1 Information Accuracy
We make reasonable efforts to ensure property information is accurate and current. However, property conditions, amenities, and availability may change. We recommend in-person viewings before committing to any rental agreement.
6.2 Property Condition
Properties are offered "as-is" at the time of viewing and move-in. We encourage clients to conduct thorough inspections and document property condition before signing rental agreements.
6.3 No Guarantees
We do not guarantee property suitability for specific purposes, continuous availability of amenities, or outcomes of rental experiences. Clients are responsible for determining if properties meet their needs.
7. Intellectual Property
All content on our website, including text, graphics, logos, images, property descriptions, and photographs, is owned by Paladora or licensed to us. This content is protected by Malaysian and international copyright laws.
You may view and download content for personal, non-commercial use only. You may not reproduce, distribute, modify, or create derivative works from our content without explicit written permission.
8. Limitation of Liability
To the maximum extent permitted by Malaysian law:
8.1 Service Provision
Paladora provides services on an "as available" basis. We do not warrant that our services will be uninterrupted, error-free, or meet specific requirements.
8.2 Damages
We are not liable for indirect, consequential, or incidental damages arising from use of our services, property viewings, or rental arrangements. Our liability is limited to the fees paid to us for services rendered.
8.3 Third-Party Actions
We are not responsible for actions, omissions, or breaches by property owners, building management, service providers, or other third parties.
9. Indemnification
You agree to indemnify and hold Paladora, its directors, employees, and agents harmless from any claims, damages, losses, or expenses (including legal fees) arising from:
- Your use of our services
- Violation of these Terms and Conditions
- Breach of rental agreements with property owners
- Damage to properties or third-party claims
- Provision of false or misleading information
10. Termination
10.1 By Clients
You may discontinue use of our services at any time. If you have entered into a rental agreement, termination obligations are governed by that agreement, not these terms.
10.2 By Paladora
We reserve the right to refuse service or terminate our relationship with clients who violate these terms, provide false information, or engage in conduct we deem inappropriate.
10.3 Effect of Termination
Termination of our services does not affect existing rental agreements between clients and property owners. Confidentiality and indemnification provisions survive termination.
11. Dispute Resolution
11.1 Governing Law
These Terms and Conditions are governed by the laws of Malaysia. Any disputes will be subject to the exclusive jurisdiction of the courts of Malaysia.
11.2 Informal Resolution
Before initiating formal legal proceedings, parties agree to attempt good-faith resolution through direct communication and, if necessary, mediation.
11.3 Limitation Period
Any claims arising from our services must be brought within one year of the incident giving rise to the claim.
12. General Provisions
12.1 Entire Agreement
These Terms and Conditions, together with our Privacy Policy and Cookie Policy, constitute the entire agreement between you and Paladora regarding use of our services.
12.2 Severability
If any provision of these terms is found unenforceable, the remaining provisions continue in full effect.
12.3 Waiver
Failure to enforce any provision does not constitute a waiver of that provision or our right to enforce it in the future.
12.4 Assignment
You may not transfer or assign your rights under these terms without our written consent. We may assign our rights and obligations to affiliated entities or successors.
12.5 Notice

13. Changes to These Terms
We reserve the right to modify these Terms and Conditions at any time. When we make material changes, we will notify you by email or through a prominent notice on our website at least 14 days before the changes take effect.
Your continued use of our services after changes become effective constitutes acceptance of the updated terms. If you do not agree with the changes, you should discontinue use of our services.
